Timeline Of Revaluation
June 1st - June 15th:Letters to residents from Appraisal Systems will be mailed out. The letters are being sent out in alphabetical order. All letters should be mailed out by early next week.
July 1st:ASI Inspectors will begin inspecting properties throughout the Township. An approved list of inspectors and their information can be found below.
November 9th:Approximately 2/3 of the Township has been inspected. ASI currently has eight (8) inspectors active in the Township. They anticipate inspections being completed by the end of the year. Letters with new values are expected to be mailed during January or February of 2017. Please refer to www.asinj.com for more information.
December 12th:A second round of letters from Appraisal Systems have been sent to residents for interior home evaluations. Please respond to these letters promptly and schedule an interior home inspection.
Week of February 13th:Letters containing the proposed 2017 assessment will begin being mailed. Letters will contain instructions for scheduling an informal, one-on-one meeting with a representative of Appraisal Systems (ASI) to discuss concerns or questions. Beginning in June, as directed by the Essex County Board of Taxation and as ordered by the State Division of Taxation, the Township must revalue all property, including residential and commercial, for the 2017 tax year to ensure uniform and equitable assessments.
The Township did a Request for Proposal for appraisal services and awarded the contract to Appraisal Systems, Inc. based out of Morristown, New Jersey.
Appraisal Systems, Inc. will be sending out an introductory letter to residents in the next few weeks to explain the process of the revaluation. Inspections will occur throughout the summer and early Fall months, continuing until November 2016.
The first step in the revaluation process is the inspection of all properties in the Township. Representatives from Appraisal Systems will be visiting each property, measuring the exterior and all improvements and conducting an interior inspection. In addition, Appraisal Systems representatives will be photographing the exterior of all buildings. No interior photographs will be taken.
If no one is home at the time of the representative’s first visit, he/she will measure the exterior and leave a card specifying when he/she will return to do an interior inspection. In order to properly assess your property, it will be necessary for a representative of Appraisal Systems to examine the interior of all buildings, including basement and walk-up attic areas.
Appraisal Systems Inc. representatives will carry photo identification and a listing will be posted below and will be maintained at Town Hall. Please do not allow anyone to enter your home without proper identification. You will be requested to sign the field form/tablet used by the representative to acknowledge that an interior inspection was made. Please prepare the occupants of any rental units you may own concerning the inspection to be made. For multi-family homes, each unit will require an interior inspection.

It is important to let the inspector in your home to properly asses the interior, otherwise they have no choice but to estimate what is in your house.
The first time inspectors come to your property and no one is home, they leave a card on your door. Please call the number on the card to arrange for an inspector to come back and evaluate the interior.
